Document Reviews
LM will analyze the project documents to give an opinion on whether they are complete enough for a skilled general contractor to finish the project on time and within budget. To accomplish this task, our in-house team of architects and engineers will preform the following:
- Identify errors and omissions in the plan set
- Vet the proposed design for compliance with building codes and additional regulatory requirements
- Review the construction agreements to identify potential conflicts of interest
- Provide opinions on the feasibility of the proposed schedule
With the help of PlanGrid technology, the issues we identify in the Document Review can be addressed in real-time by the architect of record and the development team to deliver a better project.
Additionally, every one of our Document Reviews is peer-reviewed by a licensed in-house Architect or Engineer and our Report Production team to ensure LM’s commitment to delivering a quality report.
Cost Reviews
The Cost Review is one of the most critical services we provide. Our fully in-house team analyzes the project budget submitted by the owner or borrower and offers a professional opinion on whether the estimated costs and contingencies are appropriate for the scope of work. LM’s process includes:
- Comparing initial estimates with current market data
- Forecasting potential change orders
- Estimating costs based on comparable projects
- Highlighting discrepancies between proposed budgets and LM’s projections
Each Cost Review is meticulously peer-reviewed by a licensed professional, and LM’s CEO, before being finalized by our Report Production team. This rigorous, multi-layered process reflects our unwavering commitment to accuracy and accountability from day one.
Field Reports
To help keep your project on track, LM provides regular field observations throughout the construction process. These site visits are typically conducted monthly or in alignment with the Contractor’s Applications for Payment. In this report, we will address the following items:

Verify that construction progress aligns with the schedule and budget

Review Change Orders and the appropriateness of the Contractor’s Application for payment

Confirm that the work completed matches the plans and specifications

Identify and flag issues that may cause delays, rework, or cost overruns
Project Closeout
Upon completion of the project—and following the issuance of Certificates of Occupancy by the governing authority and the Certificate of Substantial Completion with associated punch list by the Architect of Record—LM will conduct a final on-site observation and prepare a final report.
This report will include a certification, based on our professional judgment and observations, that the project has been finished in substantial compliance with the project documents, including all change order revisions.
The Project Closeout Report will also identify exceptions or incomplete work, and our team will provide estimated costs for completing or correcting these issues.
