Our comprehensive Property Evaluation Report (PER) begins with a detailed review of the project plans and specifications to verify that the construction outcomes align with the original design intent. This review of the available documents informs a thorough visual inspection conducted by LM’s in-house team of licensed architects and engineers, who evaluate the condition of building systems, components, and structures. To supplement our findings, our team will interview property engineers and management staff to understand the asset’s maintenance history, identify recurring issues, and document previous upgrades or repairs that influence current or future performance.

Each PER also includes an in-depth property description outlining the site layout and building systems, such as mechanical, electrical, plumbing, and structural elements. A key feature of the LM PER is a detailed 10-year cost projection that addresses code compliance, ADA barrier removal, and deferred maintenance. These costs are critical for informed capital planning and risk management. To uphold LM’s high standards of accuracy and attention to detail, every PER undergoes a rigorous peer review by a licensed Architect or Engineer, as well as a final check by our dedicated Report Production team, ensuring a final product you can rely on.
