LM is currently hiring for the following positions:
Senior Mechanical Engineer
The Senior Professional Mechanical Engineer (PE) provides due diligence, energy audits, ESG review, forensic review, construction document reviews, and periodic construction oversight and project management services to real estate developers, investors, and lenders. The Senior Mechanical Engineer will manage multiple projects concurrently, providing effective communication with clients and other project stakeholders.
In addition to items listed above, a Senior Mechanical Engineer will participate in training other mechanical engineers on staff towards licensure and assist regional Architects and Engineers with project-specific reviews.
The position may be hybrid or fully remote, provided there is direct access to a major hub or regional airport. Qualified candidates must be legally authorized to be employed in the United States. LM does not anticipate providing employment visa sponsorship for this position.
Requirements:
Obtained BSME, BSEE, BSAE, or ME with a mechanical specialty from an accredited university program
Holds current and active license as a Professional Mechanical Engineer;
10 + years of experience in the engineering design and evaluation of building mechanical, electrical, plumbing, and fire protection systems;
Practices with a professional standard of care and within industry standards;
Demonstrates sound professional judgement, reasoning, and problem-solving skills;
Ability to review and assess to-be-built and existing building MEP/FP systems;
Ability to perform site assessments and energy audits;
Ability to use moisture meter equipment, infrared/thermal imaging cameras, and environmental reading equipment;
Demonstrates/Displays excellent time management and communication skills;
Respectful with inter-company teams and departments;
Demonstrates quality client interaction, development, and communication;
Demonstrates/Displays excellent understanding and adherence to LM company policies and procedures;
Demonstrates quality professional development of team members;
Demonstrates/Displays excellent technical writing and oral communication skills;
Ability to travel locally and nationally up to 25-50%;
Competency with Microsoft Word, Excel, and Outlook;
Experience using CAD, PlanGrid, and online construction platforms.
US Citizen, permanent resident, or eligible to work in the United States without sponsorship.
Essential Functions:
Conducts and prepares Property Evaluation Reports (PERs) / Property Condition Assessments (PCAs) for existing real estate properties, prepares cost estimates for immediate needs, reserves, and comments on the overall state of existing buildings.
Performs energy audits and ESG reviews to ASHRAE standards and client-specific requests and requirements.
Prepares upfront plan and cost reviews for new construction developments or renovation projects while reviewing drawings and budgets, and reporting findings to clients in the form of Document and Cost Reviews.
Ability to review and perform forensic investigations.
Reads and understands the full scope of work and terms of agreements for each project.
Experienced Architects and Professional Engineers will provide mentorship and oversight.
Entry Level Architects

Master of Architecture or 5-Year Professional Degree
